Once the initial assessment is done to qualify the unit, Homeowner can initiate the process of design drawings, code compliance and getting permit approval. We help to do Construction of basement as per approved permit drawings and make sure to complete all necessary City Inspections to get Final Occupancy Certificate.
A second unit is a self-contained living unit within a detached, semi-detached house. It has separate kitchen and bathroom facilities that are used only by the occupant(s) of that unit, and an entrance that is separate from the primary house. As part of the registration process and to get approve as legal basement permit, the second unit must comply with the Ontario Building Code, Ontario Fire Code, and the Zoning By-law.
Parking requirement of Second Unit - One on-site parking space must be provided for the second unit in addition to the parking space(s) required for the primary dwelling.
Entrance for Second Unit - As long as the entire side yard is at least 1.2 meters (4 feet) wide.
Egress Requirements - Egress for second units are set by the Ontario Building Code and Ontario Fire Code.
